Sorry for the mess you are in. Hope I can help some. I am an accountant in NYS also with a property that I am trying to sell.

If you think you have problems now with contractors, if you want to keep the property as a rental, just wait till the repairs start, or the tenant moves and leaves it trashed.

I personally believe it is a good time to sell. With the economy the way it is, with the tribulation possibly starting very soon, why be saddled with an investment that might perform or very possibly might not.
 
If it seems like it is going to take a while to sell, I would suggest you try to rent out the property while trying to sell it. It will take a lot of the pressure off of your budget. Have as short in time lease with the new tenant as possible. That way if the buyer wants to live in it, he still can shortly or if the buyer wants to rent it out, buying it as an investment, he can just extend the lease. There are tax advantages to selling a home as opposed to a rental property and you can still get the tax benefits of a home sale if you are only renting the property while waiting to sell it.
